It is agreed that the above Agreement is hereby canceled and declared to be null and void, and neither party shall have any further obligation to the other. The parties hereby instruct and authorize the broker or escrow agent holding the earnest money to return the earnest money to BUYER ( BUYER/SELLER). Each of the undersigned hereby waives and releases any claims, demands, complaints, actions or cause of action which they may have against the other and the brokers involved in any way arising out of the above Agreement.
