ADDENDUM
PURCHASE OF PROPERTY SIGHT UNSEEN
The following provisions are part of the Offer to Purchase Real Estate and Acceptance between
Crystal
Tidwell and Shane Johnston Fisher

for

Ohio (the “Property”).
1.
BUYER is electing to purchase the Property without having personally viewed it or by having viewed
it solely by electronic or virtual means (hereinafter referred to as “Sight Unseen”).
2.
BUYER acknowledges that it is a risk to purchase the Property Sight Unseen and that BUYER
exclusively bears all such risks.
3.
BUYER shall rely exclusively upon on BUYER’S own due diligence, independent professional
inspections of the Property, personal research, review of all public records, and SELLER’S Ohio
Residential Property Disclosure to evaluate the Property’s condition. BUYER shall directly retain
independent professional inspectors chosen exclusively by BUYER and shall communicate directly with
such inspectors. If BUYER waives inspections, BUYER acknowledges that any such waiver is against the
advice of the brokerage(s) and agent(s).
4.
BUYER understands that the brokerage(s) and agent(s) are not inspectors or contractors and do
not warranty or guarantee the Property in any respect. BUYER agrees that BUYER shall not rely on any
brokerage or agent to inspect the Property on BUYER’S behalf, nor shall BUYER rely upon any written or
verbal representations of any brokerage or agent(s).
5.
BUYER hereby releases the brokerage(s) and agent(s) involved in the “AS IS” purchase and sale
of the Property from any and all claims, actions, injuries, and damages of any nature in respect to the
Property.
6.
This Addendum constitutes the entire agreement regarding the subject matter hereof. All other
terms and conditions of the Agreement that do not conflict with this Addendum shall remain in full force
and effect.
