I would approve this tree removal, but I cannot pay for it out of pocket. Yhome Nursing LLC ℅ Calixte Duffaut of 52 Point Pleasant Drive, Palm Coast, FL 32164 owes the owners of this property $16,725.90 net of his PM fees and expenses paid to vendors, PLUS an additional $1,800 in tenant's security deposits, for a total of $18,525.90. The tenant's entire year of rent payments could be used to pay for this tree removal, but he is currently withholding it. If the tenant can retrieve those funds as promised by the former PM, Cal, then we could pay to have it repaired. At the moment, we are paying for Hemlane's services without even receiving a dime in tenants' rents or any portion of our PM fees. I am seeking an immediate resolution from the owners to settle with Calixte Duffault, or this property will be downgraded to Hemlane Basic or dropped from my management portfolio imminently. I apologize for the inconvenience but I cannot service a property and front any costs without any guarantee that the tenant's funds will be returned to the tenant or forwarded to me or the owners. I have notified the owners accordingly to raise funds for the tree removal and/or negotiate a settlement with Yhome. Please stand by for decisive action in the next week or two. Our vendor has determined that this is a large-scale removal due to the tree’s substantial size and the amount of debris involved. The scope of work includes: - Crew Size: 6 technicians - Estimated Duration: ~7 hours Work Details: - Cutting and sectioning of the large tree - Debris removal and complete site cleanup - Hauling the tree away from structures and out of the yard for full disposal Photos have been attached to the work order for your reference.
