9902 Garfield Ave, Cleveland, OH Units checked out: One (Uno ccupied 1 unit) Exterior Material foundation is formed levels of stone and concrete Proper irrigation h as gutters but downspouts to the Foundation Driveway s labs but is eroded to the top of the aggregate layer Sidewalk Slab concrete Grading Fairly level to lead water away from building vine growth all over fence Exterior structures (decks, balcony, exhaust) Front porch steps have moss and that will continue being a problem leading to deterioration of steps front porch is ok but could use paint and some fasteners or other reinforcement repairs Exhaust is there but duct is not completely sealed all the way need to get rid of moss Garage not horrible but if cleaned up and check for structure if would be good. Did not dive too deep there as I noticed the skunk nest It is definitely rough inside Looks like it has a roof leak Roof & ventilation s hingles still got strong granular but the edge seals are gone Siding shiplap that has shrunk and curled leading to gaps in the Siding where Pests are going fascia at top left side of the building is deteriorating Some missing paint or peeling paint sections Doors Works, a bit rough for the edges of the door Windows Most were okay to open but some need parts such as ballast and such as many did slam Interior Doors Was slightly misaligned adjusted General interior could better fit the vent or register asscusion Walls Plaster or trim boarding Cracked Lead positive test Ceiling Plaster Floor laminate and carpeting Better vent registers as many do not fit or are for the floor Also carpet to basement is not ideal as it leads to storing or breading growth Kitchen Appliances stove (bad pilot ignition) fridge is bad inside (didn't fully open but some random bugs came out when I tried) Surfaces not very good but usable if need be Plumbing cpvc for inlet of water (has signs of cracking already) some cast iron drain pipes which could be left but good to replace Water is shut off at meter because cpvc pipe has cracked off Spigot outside is painted shut Bathroom need to redo toilet, flange and subfloor Very large floor register in the bathroom floor that is one step away from the tub Basically a safety hazard Under vanity looks to have some growth Sprayed some treatment but the p trap is leaking back flow water Chimney, fireplace, wood stove Not in working order Heating system Type Furnace Gas Open vents Missing panels Electrical knob and tube actively being used (major no for code) Closet in bedroom has an open junction box No wire nuts, just open wires Outside is a conduit that needs better fastening and sealant for it to be better weather and pest proofed Meter Old meter housing, better to have a proper up to new code junction for the meter Subpanel none Breaker panel Setup looks sound, some screws were loose Tightened screws/bolts Overall Plumbing / fuel system Attic, insulation & ventilation Health & safety concerns Tested some sections being positive for Lead at a micro level Pests there appears to be a skunk living in the backyard area
