Rehab Progress Summary – 86 Madison (March 2025) Overview: March 2025 has been focused on an eviction at 86.2 , significant door and security repairs , furnishings and setup for new tenants , window concerns , and general maintenance and pest control . The eviction process required sheriff intervention and resulted in unexpected structural damage, requiring immediate barricading and repairs. Safety and habitability remain key concerns, especially regarding windows, doors, and electrical issues . Key Work Completed: Eviction & Security Repairs (3/3 - 3/5): • Eviction of 86.2 tenants took several hours due to excessive belongings and resistance. • Rear door and window of 86.2 barricaded due to severe damage from forced entry. • Front door frame reinforced and re-aligned for proper closure. • Sheriff support lasted longer than usual , allowing more time to assess unit conditions. • Separate police incident in the rear of the building (unrelated to eviction). • Yale smart locks at 86 were reconnected for remote access. • Hinges of 86 front entrance reinforced to improve security. Such as being there for the evicted tenants visit to move their stuff if they come themselves. Or moving it altogether. Had to board up the rear door but got called to go to rear window again to secure that. She had another contractor she brought over and I had opened the door for her. That's when I was setting up her code access. There was also an incident at the rear where the cops showed up chasing someone and they had hopped over the fences For the front door 3 hours Evan @$45/hr 4 hours zohar @$75/hr Total $435 Had cut off a section of the old frame and add pieces to reinforce the weak part that was holding the locks in place. Door was out of position and we had to make adjustments so it would close as seamlessly as possible. Summary: 86.2 eviction took hours due to the place being still completely blocked up with lots of stuff and people. Luckily the sheriffs stayed longer which nearly never happens. Jumping and climbing to get around the place. The rear door was extremely damaged as it was kicked in apparently. Frame was blown out and we could not get a new lock in place. So we had to barricade the door there and the window that was by the rear deck landing of 86.2. While the evicted tenants were finally being pushed out of the unit we got some clearance to finally get a view of the place. Witnessed a verbal debate. Potential threats and etc. One they were out of the building we got to working on fixing the problem with the 86 front entrance which was a bad frame also. After that we had to check on the rear which we had witnessed a separate incident where someone was running away from the cops and had been halted due to their search for evidence. Not sure if related to evicted tenants or not. Just a bunch of people jumping over the fences. 3/5/25 86 madison 1.75 hrs @$45/hr Total $78.75 Summary: Was told to move stuff and looked out for parts delivery they was delayed. Didn't come until much later. Had to reconnect the yales of 86 so we had connectivity and can control. Hinges of 86 front entrance were loose looking so i also fastened it 3/11/25 86 madison 6 hrs @$45/hr Evan 6 hrs @$75/hr Zohar 6 hrs @$20/hr Nico Total $840 Summary: 86.2: two bed frames assembled, 1 bed frame is missing hardware but we will substitute it and get it up, mattresses are opened and set for the three rooms so they can expand and get firm before guests checking in, moved a bunch of furniture from Earl's contact over and into 86.2 but will need a sofa cover if possible. Rear door of 86.2 repair and is now a secure and working door with a new Yale in place and pass through handle for ease of use. Front door of 86.2 repair hinges but it's only a temporary fix as whoever did the door in the past had cut them skinny and left the main frame out so it's just the hinges and locks on mdf wood. We did put a pass through door knob on this door too. The windows of the unit are all bad. I had started the day by fumigation of 86.2 but later when I had to air out the fumes the one window up from I had cracked open the storm window outside just slipped out and fell down. And all that from me just opening it a bit on the bottom sash. The windows are a concern and the smoke detectors are all gone so we plan to get to it the next day and get something in. Lots going on for this unit.
