1. Engagement of Services:
The Landlord hereby engages the Property Management Company to manage the
above-described property, and the Property Management Company agrees to manage the
property in accordance with the terms and conditions of this Agreement.
2. Co-Host Roles and Responsibilities
1. Provide a high level of guest experience which includes, but is not limited to:
a. Provide guests with clear check-in/check-out instructions, directions to local fun
activities, groceries, restaurants, etc.
b. Coordinate with cleaners to inspect the property after every turnover and report
any damages or missing items.
c. Maintain sufficient cleaning and consumable supply inventories.
2. Enforce Airbnb/VRBO hosting and house rules, which includes but is not limited to:
a. Ensuring over-the-top parties that concern neighbors are quickly suspended.
b. No smoking and littering.
3. Ensure cleaning operations are run smoothly and meets our standards of cleanliness
a. Ensure cleaning protocols are followed after each guest turnover and satisfies
our cleaning guidelines.
b. Coordinate with cleaners to maintain clean and safe exterior grounds free of
trash, debris, and snow as needed.
c. General upkeep of the property.
4. Coordinating handyman repairs (furniture assembly, keypad locks, plumbing, patching,
appliances upkeep, etc.) of up to $1000 per item.

5. Maintain regular communication and transparency with property owners.
6. Request removal of low and negative reviews to maintain an average rating >= 4.8 stars.

Develop and maintain hosting automation systems and develop new Standard Operating
Procedures, as needed.
Manage record-keeping (cloud-based document management, bookkeeping, reporting).

Catch problems as soon as they arise. Provide summary and propose solutions to
owners.

Shopping & Stocking: Purchase supplies and re-stock, as needed.
Cleaning: Oversee cleaning team and guest turnover.
Guest Management: Handle day-to-day guest interactions and needs.
Marketing: Manage Listings; maintain copy & photography, manage booking approvals,
assist with guest messaging, periodically analyze reviews, perform search engine
optimization and price comparisons, analyze market patterns and trends for revenue
improvements, and file claims / reports to Airbnb, VRBO, etc.

○ Research target market and competition. Improve appeal by highlighting
strengths, down-playing weaknesses, and setting & managing expectations.
○ Research nearby locations of interest and trip suggestions.
○ Propose highlights, features, and amenities for listing.
