Progress Report: 84 Madison Renovations Reporting Period: March 28 โ€“ April 10, 2025 Prepared By: Earl Co General Overview This period focused heavily on finalizing interior finish work, repairing previously hidden structural issues, beginning unit 84.1 preparation, and completing key repairs to exterior structures like the deck and staircase. The crew also tackled critical electrical issues, reinforced failing joists, addressed mold remediation, and made substantial headway in painting and trim installation. Key Work Highlights Interior Finish Work (84.2 & 84.3) Installed and caulked kitchen counters and backsplash. Completed trim and stairway crown molding painting. Finalized vanity installation and caulking in 84.2 bathroom. Painted doors, crown molding, and 84.3 bathroom wall sections. Prepared and installed under-cabinet lights with adjusted wiring lengths. Staircase & Railing Work Upper and lower stair railings treated, coated, fitted, and temporarily removed for painting. Stair trims painted; final prep for remaining crown molding completed. Deck and Joist Repairs Major repairs completed to the 2nd-floor deck landing, including: Fixing or replacing improperly fastened joist hangers. Installing structural lags.
