Sonic was leaking. We got to it as soon as possible. Nico had gotten some parts but I had to make spare parts to fit it all. 84.2 Counter preparations for kitchen which needs to set for 72 hours. Back splash is almost entirely finished . Juts needs some caulking for sealing edges. We completed the wiring for the garbage disposal. Stair way trims were painted, only thing left is the crown molding in stair way. 3/31/25 84 madison 10 hrs @$45/hr Evan 7 hrs @$75/hr Zohar 6.25 hrs @$20/hr Jasmine 3 hrs @$20/hr Nico Total $1160 Summary: Had used parts originally for 84.2 for when I had fixed 84.3 bathroom sink. But we got counters in place and mounted. Sink is in but just need more parts for the drain to be set. Supply line for kitchen sink is all new and have new quarter turn shutoff incase old valves fail. Jasmine and Nico are caulking and painting more of the stair trims. They should be moving to the crown molding next. The railings were treated and coated so we can prepare them for installation. Caulked the backsplash and kitchen counters. Vanity is fastened in 84.2 bathroom and is now caulked. We got more measurements and are working on plans for deck repair as well as egress build out for 84.3. Leaving room for roof repairs as well. We now have it left on after it being on for a couple days to warm the hallway since 84.1 utilities aren't turned on yet. Painting and caulking. More trim was put on. We fully fitted the upper flight of the staircase railing but took the lower rail off for painting to be finished. Started getting a list of design materials for deck and egress build. Making a quote for the 84.1 to be ready for its inspection come April 17th. Double checking stuff for 84.3 as well so we can make sure we got everything. Coming up with a plan so we can hit everything necessary to help assure inspection needs. The unit furnishings will now be put into place. Side note: Flo and Jamsine started talking about linen plans. Got measurements and supplies to repair deck landing at 2nd floor. 84.3 landing finish of upper inner stairs. Planning for building of next level of deck for egress. Examination of 84.1 for safety checks. A bunch also weren't properly fastened and barely held with no hangers. So we put structural lags in place. Had to resquare up the walkway boards as we tore them up and cut them specially to sit with the bowed and misaligned joists. We got majority in place but last one we need some parts to fix joists by the wall if the building before we put last pieces of walkway in place. Jasmine painted more (doors, a bit of 84.3 bathroom, and etc ) but helped clean up debris from deck repair (wood and metal). Lights for under cabinet were installed but some wiring was done to better fit them since the wires that came with it were too short. 4/7/25 84 madison 7 hrs @$45/hr Evan 6 hrs @$75/hr Zohar Total $765 Summary: Deck repair 2nd floor landing was completed. Had to reinforce the joists at building side. Got more parts in place and now it squared up. Looks better and is way sturdier. We made plans and prepped for parts. Checked out if power but no power in 84.1. Still plan to start preparing for painting and floor work in 84.1 before large order comes Wednesday. We have battery powered lights and etc so we will have the place setup so we can see. We also look to reinforce the cut joists as seen previously. The ones that the duct work went through and hid prior. 4/8/25 84 madison 6.75 hrs @$45/hr Evan 8 hrs @$75/hr Zohar 5.5 hrs @$20/hr Jazmine Total $1013.75 Summary: Reinforced the joists that were cut all the way through. Made new support and jacked up the dropped joists up. Did a more detailed check and inspection of what's needed for work. Found mold, treated it and will follow up to treat it again. Kitchen counter is in need of repairs (sink loose, drain is bad, mold, warped or worn sections). Walls will need some reinforcement for the finish walls as some are just held by tension. We repaired and did a general level of the low and weak section of the floor which was caused by the falling joists. After repair was done the floor was solid and not falling through. Now with support on top replacing sub floor it is stable. Moved materials that was delivered inside fence. The flooring material was not delivered. So delay of installation till tomorrow. The floor material was delivered finally. Electrical checks and safety matters are being checked off the list. One of the kitchen set of outlets were not working at all. Completely bad line. Fixed that and placed gfci in place. Broken doors for bathroom and rooms are being repaired.
