RENTAL AGREEMENT- Renewal
By and for this agreement entered into as a rental/lease agreement between DTS
Property Management, (hereinafter referred to as the “Landlord”) and
(hereinafter referred to as the “Tenant”); agrees to occupy the premises situated at 799
Stadelman Ave. Akron, Ohio 44320, County of Summit, State of Ohio. The Landlord
and Tenant agree to be bound by the following:
1. The security deposit will be $850.00 and continue to be held in escrow by the
Owner. Security deposit shall first cover any unpaid rent, late fees; second for
any damages on the above referenced property not considered to be normal wear
and tear. The tenant can recover the security deposit, IF the following things
occur.
A. At least 30 days notice is given for intent to vacate the premises.
B. Property is restored to its original move in condition.
C. No excess wear and tear on the property has occurred.
D. There are no missed or late rental payments.
E. Appliances are in place.
2. The monthly rental payment will be $850.00 Payment should be made in the form
of website payment, cashier’s check, money order, or cash. Partial payments
WILL NOT BE ACCEPTED! After the 5th, A late fee of $100 is applied and
due immediately.
A. Payment to begin: Aug 1 st, 2022
3. The Owner has secured home-owner’s insurance to cover “dwelling” and fire
damage on the property. It is the responsibility of the tenant to cover their
personal property with rental insurance. Personal property including but not
limited to:
B. Furniture
C. Clothing
D. Electronic equipment (TV, computers, radios, etc)
E. Jewelry
3. Utilities. All utilities are the tenant’s responsibility, including water and sewer.
Any deposit required by a utility company is the responsibility of the tenant.
Water service will stay in the owner’s name. The bill will be sent to the home.
4. Both Landlord and Tenant agree the home is tenable and in safe working
condition. If at any time an item becomes broken/needs repair, it is the

responsibility of the Tenant to inform the landlord within 5 business days. If the
Landlord is not notified, it becomes the responsibility of the Tenant.
5. It is the responsibility of the Tenant to maintain the physical upkeep/maintenance
on the property. The following items will be the responsibility of the tenant:
a. Landscaping & snow removal
b. Broken windows
c. Broken, missing light bulbs
d. Holes/punctures in the wall
e. Broken, damaged locks
f. Excessive trash
7. Use of Premises. The premises should be used and occupied solely by Tenants and
Tenant’s immediate family exclusively, as a private family dwelling, and no part shall
be used for the purpose of carrying on any business, profession, or trade of any kind.
a. Tenant may not sublease or sublet property to any other persons not listed in
this agreement.
b. Hosting (like AirBnB) is not permitted.
8. Animals. 1 small animal is allowed on the premises. If tenant violates the pet
restrictions, unless otherwise agreed to in writing by the landlord, a fee of $100 per
month will be applied per animal.
9. This contract will be contingent based on payment. If tenant becomes more than
fifteen (15) days late, the Landlord has the right to terminate this agreement. The
term of the lease shall be 12 (twelve) months and begin upon date signed.

This contract will be enforced based on laws in the state of OHIO. If any portion of
this contract is deemed to be illegal or unenforceable, the remaining contract shall
remain intact.
