Report Overview
Scope of Inspection
This home inspection shall be conducted in accordance to the Ohio Revised Code; Standards of Practice, as defined in
Chapter 4764, except as may be noted in the "Limitations of Inspection" or individual sections within this report. It is the goal
of the inspection to inform the home buyer of the condition of the components and systems of the house. Not all
improvements will be identified during this inspection. Unexpected repairs should still be anticipated. Please refer to the
pre-inspection contract for a full explanation of the scope of the inspection.
Throughout this report, the terms "right" and "left" are used to describe the home as viewed from the street. We recommend
that you READ THE ENTIRE REPORT. Where repairs are required, we recommend a qualified professional perform such
work. Any recommendations for further review should be done prior to signing off on the release of contingencies section of
the purchase agreement. The recommendations made either verbally or written in this report are just that,
recommendations, as we have no legal authority to require repairs, updates, or modifications be made. Routine
maintenance and upgrade items are not within the scope of this inspection unless they represent a major, visually
observable defect, although some may be documented at the discretion of the inspector.
