Journal Entries of 08/30/24, 02/04/25 and 06/18/25 declare perfection of service upon
Defendants. On 03/21/25 this Court granted Plaintiffs Motion for Default Judgment, filed

10/28/24, in part as to liability only. On 07/15/25 this Court held a damages hearing on Plaintiffs
Motion for Default Judgment.

In adherence to Ohio Civil Procedure Rule 55, Defendants 656 East 126th Ltd and Armand

DiNardo have defaulted by failing to plead, entitling Plaintiff to judgment. Judgment is hereby
rendered as follows against Defendants 656 East 126th Ltd and Armand DiNardo, jointly and
severally:

a. Judgment in favor of Plaintiff against Defendants in the total amount of $68,529.50
including, but not limited to:

i.
ii.
iii.
iv.

Costs for lead abatement in the amount of $8,247;
Loss of rental income in the amount of $25,990;
Punitive damages against the Defendants in the amount of $25,000;
Attorney fees against Defendants in the amount of $9,592.50.

b. Statutory interest on the judgment.

Costs to be paid by Defendants.
