THIRD AMENDMENT TO SMALL TOWN RETAIL LEASE

This Third Amendment to Small Town Lease is dated this ___ day of ________, 2020
("Amendment") and amends the Small Town Retail Lease dated March 24, 2010, as amended
by First Agreement to Extend Lease dated August 19, 2010, and Second Amendment to Small
Town Retail Lease dated December 9, 2010 (collectively, the "Lease") between HH
ELDRIDGE, LLC ("Landlord" or "Lessor") and McDONALD'S USA, LLC, a Delaware limited
liability company ("Tenant" or "Lessee"). Pursuant to the Lease, Landlord leases to Tenant the
Leased Space and grants Tenant certain easement rights on the Land as more particularly
described in the Lease. All capitalized terms not otherwise defined herein shall have such
meanings as are set forth in the Lease.
In consideration of the agreements established by this Amendment, the Lease is amended,
as indicated below and on the following pages numbered 2 through 3, effective on the date of
final execution of this Amendment except as otherwise stated in this Amendment. For
purposes of this Amendment such date shall be known as the "Effective Date". The Lease is
amended in the following areas:

Article 2, Term, as described on page 2 of the Agreement, as supplemented, is
amended to provide as follows:
Term: Landlord and Tenant agree that the term of the Lease is extended through and
including the expiration of the first 5-year option period (commencing upon September
23, 2021 through and including September 22, 2026).
Landlord and Tenant agree and acknowledge that the seven (7) remaining five (5) year
options set forth in Article 2 of the Lease have not yet been exercised by Tenant and
remain in full force and effect.
