THIS LEASE AGREEMENT made and entered as of the date of the last signature hereto, is between
CLEVELAND PROPERTY MANAGEMENT GROUP LLC, ("Landlord") and Tenant. Landlord leases to Tenant the
premises situated at “Premises” situated in ​CCuyahoga
uyahoga County
Conty​, State of Ohio, and more particularly described as
follows: a multi-family home together with all appurtenances, for a “Term”.
1. Rent. Tenant agrees to pay, without demand, to Landlord, $700 per month, in advance for each month,
beginning on ​_09/01/2021
________ as “rent” for the Premises. If Tenant is responsible for water or sewer payments under
this Lease, payments for water and sewer shall also be deemed to be payments of “rent.” Payments are to be
made to: Cleveland Property Management, 360 Alpha Park, Highland Hts., Ohio, 44143 or at such other place as
Landlord may designate.
Tenant is cautioned that Landlord takes failure to pay rent very seriously. In the event of non-payment, Landlord
will pursue all legal remedies, including an immediate eviction, garnishment of wages, attachments of bank
accounts, and pursuit of other assets of Tenant to obtain repayment. Further remedies of Landlord are set forth in
below Paragraph 27.
1.1 Prorated Rent. In Event Lease Does Not Commence on First Calendar Day of Month, The Following
Condition Shall Apply: ​It is the intent of the Landlord and Tenant to bring Tenant into a cycle where rent is due
and payable on the first calendar day of each month. In the event that this Lease does not commence on the 1​st
day of a month, the following condition shall apply: Upon commencement of this Lease, Tenant shall pay one full

month’s rent (and water/sewer and utilities, if applicable to this Lease). Then, on the first day of the following
month, the rent (and water/sewer and utilities, if applicable to this Lease) shall be prorated through the day of the
month in which the lease commenced. Thereafter, commencing at the third month, and for all following months of
this Lease, a full month’s rent (and water/sewer and utilities, if applicable to this Lease) shall be due on the 1​st
calendar day of each month. ​If applicable, the prorated rent shall be billed pursuant to the Prorated Rent
Addendum included with this Lease.
2. Late Payments. ​Rent is due in the office on or before the 1st day of each month (the "due date"). For any rent
payment which is paid between the 5th calendar day and the 9th calendar day, Tenant shall pay a late fee of
$50.00. For any rent payment which is paid after the 9th calendar day, Tenant shall pay an additional late fee of
$50.00. However, Landlord shall not be required to accept any rent which is tendered after the due date, with or
without such payment being accompanied by a late fee.
3. Form of Payment. Tenant agrees to pay rent each month in the form of one online payment via
clevelandpropertymanagement.com OR one personal check, OR one cashiers check, OR one money order made
out to CLEVELAND PROPERTY MANAGEMENT GROUP LLC, or, the check may be payable to "CPMG."
4. Returned Checks. If, for any reason, a check used by Tenant to pay Landlord is returned without having been
paid, Landlord shall have no duty to redeposit such check, but may treat the rent as non-paid and evict Tenant. In
all events, Tenant will pay a charge of Forty Dollars ($40.00) to reimburse Landlord for bank fees and
administrative fees. Tenant must thereafter secure a cashiers check or money order for payment of rent unless
Landlord agrees otherwise.
5. Security Deposit/Necessity of Return of Premises to Condition Delivered to Tenant, Normal Wear and
Tear Accepted. Tenant shall provide Landlord with a Security Deposit in the amount indicated in the Security
Deposit Receipt delivered to Tenant upon execution of this Lease. The Security Deposit shall provide security to
the Landlord for the faithful performance by Tenant of the terms hereof, to be returned to Tenant, without interest,
except where required by law, upon the conditions set forth in the Security Deposit Receipt. Upon termination of
this Lease, Tenant must return the premises to Landlord in "vacuumed clean" condition, with any fixtures or
surfaces (including carpeting) damaged or soiled by Tenant returned to the condition as originally rented to
Tenant, reasonable wear and tear accepted. If there is excessive wear and tear, Landlord shall charge Tenant to
restore the premises. Note: Tenant understands that the Security Deposit (as set forth in this Paragraph 5) is not
to be used as the rent, including but not limited to, monthly rent for the final month of this Lease. If the payment for
the last month of the lease is not paid when due, Landlord shall file an Eviction against Tenant regardless of any
claim by Tenant that Landlord can or should use the security deposit as rent for the last month of the Lease.
6. Use of Premises. ​Tenant represents that Tenant intends to use and shall use the premises only for the
purpose of residential habitation. Neither the Premises nor any part thereof may be used for the purpose of
carrying on any business, profession, or trade of any kind or nature. Habitation at the premises shall not exceed
the lawful occupancy limits of the municipality in which the premises are located.
a. If the Premises are within a Condominium project, Tenant shall abide by all rules and regulations of the
Condominium Association. In the event of failure to abide by such rules and regulations, Landlord may
declare Tenant in default of this Lease.
b. Tenant shall not use the Premises for the purposes of storing, manufacturing or selling any explosives,
flammables or other inherently dangerous substance, chemical, thing or device. Any improvements or
modifications to the premises made by Tenant (which shall only be made upon the express written
consent of Landlord) shall be performed at the sole cost and expense of Tenant, with all such
