428 Cross St, Akron, OH Units checked out: One (Occupied 2 of 3 unit) Exterior Material Concrete pour foundation Has cracks Parging or cap is failing Most likely due to water and moisture Proper irrigation Gutters and drainage are ok Downspouts could be aimed away from foundation though One downspout is dented The valley of lower and upper roof could be sealed better as the flashing is usually installed sitting below shingles Driveway Concrete slab There is a tree growing at the corner of slab and building Sidewalk Concrete slab Grading Pitched fairly away from building Exterior structures (decks, balcony, exhaust) Roof & ventilation Rear vent is cracked on side of building right above the utility room Plumbing vent seems to need a new boot for water proofing as it looks to be off or damaged Shingles look like they got maybe 10 years of wear life out of them left Siding Loose and fallen sections Missing fasteners and proper corner caps Column flashing missing better fasteners and sealant Some cracks and looks to be from tenants or improper use Cables going through siding is not sealed Doors Basement unit entrance door had huge gap on bottom leaving room for pests to get in Added weather stripping There was no key for utility room, it was just left unlocked Windows Many have issues such as weight balance and locks or missing screens A lot were unlocked so I had locked them Basically securing that unit Interior Doors A lot of hinges where the screws were stripped or loose General interior Walls Drywall Broken and cracked sections Stains on many walls Ceiling Floor Kitchen Under the sink seems to be growth Bad p trap also Appliances Electric stove Surfaces Covered in trash Plumbing Uncertain due to so many holes in the walls and surfaces with open or bad electrical Spigot outside is in a tight spot so it is hard for use and could pour out to utility room if it leaks Bathroom P trap is leaking Rough shape vanity Tub shower access panel not in place Seems to have been purposely removed Bathroom vent seems clogged with dust and grime Missing trim for door Chimney, fireplace, wood stove None Heating system Type Baseboard heating Many are damaged Electrical Common area breaker is not operational, no power Rear bedroom ceiling fan is on and is dangling with live power Had disconnected it to prevent the hazard and cause for fire Utlity room dryer outlet is missing a decora cover Meter Looks to be in place Subpanel none Breaker panel Pests all over the inside of the panel Loose hot wires GFI breakers should be closest to main breaker switch Wire nut ties using too small of a cap Wire nut ties too close to bus bar Overall Health & safety concerns Ceiling fan in rear bedroom (2 nd bedroom) Pests Food and debris hidden all over Mice droppings all over Some old some new
