Sweat Equity Letter for 428 Cross St, Akron, OH 44311 To Whom It May Concern, This letter serves to acknowledge that Yhome has acted as the asset manager for the property located at 428 Crsoos St, Akron, OH 44311 for the past eight months ( or a Liaison for all DAO Members). During this period, Yhome has dedicated full-time efforts equivalent to an owner’s role, performing responsibilities traditionally handled by Lofty, including but not limited to: • Answering calls and emails related to the property • Conducting weekly meetings with the sub-property management team • • Responding to questions and discussions on Discord Advancing funds as needed for property operations and improvements • • • Performing comprehensive market analysis to inform strategy Developing and adjusting management and investment strategies Reviewing property records to understand the property’s history and condition • Handling eviction-related communications and processes as needed • Coordinating with city officials and authorities to address permits, inspections, and legal questions as needed • Representing the owners’ interests in all dealings and communications • • Buying, Selling and engaging in creative financing as needed Shopping around and dealing with lenders Throughout this period, Yhome has served as a proactive, full-time asset manager or an Owner Managed structure, assuming responsibilities and executing tasks that are critical to the successful management and potential growth of this property. Sweat Equity Calculation: Based on the scope of work, time commitment, and value added, we estimate this effort to be equivalent to a full-time owner’s role over 8 months. While a precise dollar value can vary, this effort represents a significant contribution to the property’s management and strategic positioning.
