I appraised this house in July of 2024, the lender was informed of this prior to acceptance of this assignment.
Exposure Time
A reasonable exposure time for the subject, if competitively priced would be 90 - 180 days. The average days on market for
the subjects area is 95. The days on market is considered to be relatively stable based on seasonal fluctuations (slower in
the winter months.) The average days on market have gone up since the previous appraisal from 40 to 95. Currently
listings in the area are selling at 94% of their asking price.
The agreed upon fee for this assignment is $150
No re-inspection was made on the subject property per the clients request. The appraisal is based on the hypothetical
condition that the subject property is in similar condition it was on when inspection on 07/31/2024. The use of the
hypothetical conditions may affect assignment results.
The subjects value has remained the same, comparables 340 S Alcott St and 373 S Decatur St are still found to be the
best available sales over the last year and new research shows the values in the area are still stable over the last year. If
the owners were to list and sell the property in the winter months a discount may be necessary.
