- Tenant in #328 moved out last Friday and moved into #332. New lease has been signed @ $1540/month w/o utilities.
- We have an applicant for #328 for $1500/month w/ utilities (due to the shared laundry).

- #328 Repairs: $2,000 total ($1000 deposit paid, should be completed by Friday in time for tenant's desired move-in).

- Whole-building fumigation scheduled for 2/18/26 @ 11 AM. Cost is $450/unit, $1800 total. This is unfortunately unavoidable, as the roaches have multiplied so much over the past year and none of our previous attempts have proven successful.

- Distributions are currently disabled due to aforementioned expenses.  Hopefully the new tenant coming in helps towards funding these repairs right away. If a capital call is deemed necessary, a governance vote will determine how DAO members will fund.

- December NOI: 
    - Update from ECO Systems LLC:
    - December's total net cash flow amounted to $1,680.13, a 60% decrease compared to November's $4,155.53.
    - Tenant in #332 moved out in December and did not pay December rent. We are retaining their security deposit and applying that towards turnover repairs that are currently ongoing.
    - Tenant in #328 will be moving upstairs to #332 immediately following completion of turnover, likely by February, for $1540/month (w/ pet rent and w/o utilities).
    - #328 will subsequently be re-listed on the market as a furnished long-term rental for immediate occupancy and may be a good candidate for marketing on PadSplit.

    - The governance results are back for the owner-proposed vote.
    - The winning vote is:
    - Yes
    - This was voted on by 18 participants in total. Out of the total number of participants, 15 voted for the winning vote in Round 1, totaling 92.8% of the voting power. This is a co-ownership property, which means the governance mechanism used the scaled governance calculations as opposed to the default of 1 token equals 1 vote.

    - Earl Co with ECO Systems LLC, the owner-elected Property Manager, is proposing the following governance vote:
    - Fellow co-owners,
    - In order to increase liquidity for this property, improve the market token price, and onboard more real estate investors onto Lofty, I propose listing the property on the MLS at a price that will drive maximum engagement and visibility (to be determined in collaboration with the PM and real estate agent). The MLS listing will include a link directing interested investors to the property page on Lofty, where they can purchase tokens.
    - It’s crucial to note that the property will NOT be off-boarded or delisted from Lofty, and any offers netting below $999k will not be entertained. The agent is aware that all inquiries will be directed to the Lofty listing page. The sole purpose of this strategy is to boost investor engagement, enhance token liquidity, and support the appreciation of the property’s token market price on Lofty.

    - Furnishings for #328 purchased in May totaling $844.06 has also been reimbursed out of this month's cashflow.
    - We are now back to full occupancy with all four units paying rents moving forward, for a rental yield of 13.03% @ $50/token.

## 2025-07-14

- Property Update (07/14/2025):
- Owners are currently receiving the net cash flow for June on a daily basis through August 12th.
    - June's total net cash flow amounted to $348.38, compared to May's $2,645.35 (87% decrease). This is largely a result of AC repairs and maintenance for 328, 330, and 332.
    - Due to June's low NOI, CapEx incurred in April-May for furnishings ($926.93) will be deducted out of the NOI in July instead.

## 2025-06-12

- Property Update (06/12/2025):
- Owners are currently receiving the net cash flow for May on a daily basis through July 12th.
    - May's total net cash flow amounted to $2,645.35, compared to April's $3,181.61 (16.9% decrease). This is largely due to the quarterly trash bill of $252 paid in May. This will be spread out and escrowed as a monthly bill moving forward.
    - The AC condenser for Unit 326 failed and was replaced on May 29th. This CapEx cost ($3,652.95) will be reimbursed out of the OR proportional to DJ's equity sold.
    - Three AC units underwent cleaning and maintenance on June 6th and has now been fenced off from the dogs to prevent further deterioration and extend their service life. This $1,800 cost will come out of June's NOI.
    - Unit 328 has been furnished and occupied as of June 12th, with a 12-month lease for $1,450/month + $40/month pet rent (2 dogs) inclusive of utilities. The tenant has paid a prorated rent of $870 for June and a $750 security deposit. Tenant will pay $1,490 for July rent and onwards. Earl will collect $745 as leasing fee out of June's NOI.
    - The cost of repairs ($203 for floors) and furnishings ($926.93) for Unit 328 will be reimbursed to Earl out of June's NOI and/or the OR.
