Organization Limited Liability Company, Grantor, in consideration of the sum of Ten
Dollars ($10.00) and other good and valuable consideration, to it paid by Grantee, the receipt of
which is hereby acknowledged, does hereby give, grant, bargain, sell and convey, with general
warranty covenants to Zita Properties, LLC, a Florida Limited Liability Company, Grantee,
their successors and assigns, whose tax mailing address will be 7901 4 th St N, Ste. 300, Saint
Petersburg, FL 33703

Situated in the City of Cleveland, County of Cuyahoga and State of Ohio:
And known as being the Easterly 70 feet of Sublots Nos. 45 and 46 in Stewart and Ford's
Allotment a part of Original Brooklyn Township Lots Nos. 7 and 8, as shown by the recorded
plat in Volume 15 of Maps, Page 35 of Cuyahoga County Records and together forming a parcel
of land having a frontage of 70 feet on the Waverly side of West 103rd Street, (formerly
Berkeley Street) and extending back between parallel lines 70 feet, be the same more or less, but
subject to all legal highways.
