Collection extended hours are Saturday before closing date 8:30 AM to 1:00 PM and closing date 8:00 AM to 6:00 PM
Please note: While the Treasury makes every effort to mail property tax bills to the correct owner or financial institution, it is
the responsibility of the taxpayer to obtain the property tax bill in sufficient time to make a timely payment (ORC 323.13).
Late Payments/Delinquent Taxes: Taxes not paid within 10 days of the closing date will be charged a 10% penalty. Your payment
must be received or postmarked by the U.S. Post Office by midnight of the closing date of the collection.
Payment plans for delinquent taxes may be available. Please call 216-443-7420. You may also call 211 for counseling regarding delinquent taxes.
If taxes are not paid within sixty days from the date they are certified delinquent, the property is subject to foreclosure for tax
delinquency (ORC 323.131) (A) (3) (a). A delinquent tax certificate may be sold prior to one year per (ORC 5721.30 – 5721.42).

NOTICE TO SENIOR CITIZENS AND DEPENDENT ADULTS: You may sign up to have

copies of tax notices sent to a third party. For information please call 216-443-7420 or visit
cuyahogacounty.gov/treasury.
Homestead Exemption: All taxpayers 65 and older, or who are totally and permanently disabled, are
eligible to receive the Homestead Exemption on $25,000 of the market value of their home if they meet
the income guidelines. If you are currently receiving Homestead you do not need to reapply. For more
information please call 216-443-7010 or visit cuyahogacounty.gov/fiscal-officer.
Owner Occupancy Credit: You may be eligible for the Owner Occupancy Credit for your primary residence. To obtain an
application for the credit or further information, please contact 216-443-7010.

If the taxes charged against this parcel have been reduced by the Owner Occupancy Credit but the residence is not occupied by the
owner, the owner must notify the Fiscal Officer at 216-443-7010 no later than March 31st of the year following the year for which the
taxes are due. Failure to do so may result in the owner being convicted of a fourth degree misdemeanor, which is punishable by
imprisonment up to 30 days, a fine up to $250, or both, and in the owner having to repay the amount by which the taxes were erroneously
or illegally reduced, plus any interest that may apply.

Notice Regarding Residential Rental Properties (O.R.C. 323.131 (B)): If the real property for which this bill is issued is used
as residential rental property and the owner’s current contact information has not been registered with the Fiscal Officer, the required
information must be filed within sixty days upon receipt of this bill. You will find the application at cuyahogacounty.gov/fiscal-officer. You
may also call 216-443-7010 to receive a registration application. Failure to file or to update incorrect information in a timely manner may
result in the assessment of a penalty up to $150 following each tax bill for which the information is not filed. (O.R.C. 5323.01, 02 and .99).
Military Reservists and National Guard Members: If you are called to active duty you may defer payment of your real
estate taxes until six months after your tour of duty ends. Spouses and/or dependent parents may also be eligible for this tax deferment.
