 Short-Term Rental Co-Host Addendum to Property Management Agreement This Addendum to the Property Management Agreement (" Addendum ") , e ffective January 1 , 202 6 , by and between: Property Manager ECO Systems, LLC 500 Westover Dr. #33191 Sanford, NC 27330 earl@earlbnb.com (518) 588-4428 and Landlord Kiwi LFTY400 DAO LLC 30 N Gould St Ste R Sheridan, WY 82801 p m+ 27pillar@lofty.ai Property Address: 27 Pillar Lane, Palm Coast, FL 32164 The Landlord hereby engages the Property Manage r and/or its vendors and assigns to manage the above-described property, and the Property Manager agrees to manage the property in accordance with the terms and conditions of this Agreement. Term The initial term of this agreement shall be for five years, commencing on the date of signature. The agreement will automatically renew for successive five-year terms unless either party provides written notice of termination at least 30 days prior to the end of the current term. Scope of Services Provide a high level of guest experience which includes, but is not limited to: Provide guests with clear check-in/check-out instructions, directions to local fun activities, groceries , emergency services Enforce Airbnb/VRBO hosting and house rules, which includes but is not limited to: Ensuring over-the-top parties that concerns neighbors are quickly suspended No smoking and littering No pets without owners’ approval Ensure cleaning operations are run smoothly and meets our standards of cleanliness Ensure cleaning protocols are followed after each guest turnover and satisfies our cleaning guidelines. Coordinate with cleaners to maintain clean and safe exterior grounds free of trash, debris, and snow as needed. General upkeep of the property. Coordinating handyman repairs (furniture assembly, keypad locks, plumbing, patching, appliances upkeep, etc.) of up to $1000 per item. Request removal of low and negative reviews to maintain an average target rating >= 4. 7 stars. Maintain regular communication and transparency with Landlord . Project Management Implement hosting automation systems and improve Standard Operating Procedures as needed Provide accurate bookkeeping & accounting record s (third-party bookkeeping fees paid by DAO) Remain up-to-date on the status of all operations. Check in regularly with cleaners and maintenance crew. Provide regular updates to owners via email and/or on Discord (minimum monthly). Digital Automation Implement and manage digital tools for automated guest communications, booking management, and other operational tasks to enhance efficiency and guest satisfaction. Marketing Develop and execute a comprehensive marketing strategy to promote the property on various platforms, utilizing high-quality photos, detailed descriptions, and targeted advertising. Research target market and competition. Improve appeal by highlighting strengths, down-playing weaknesses, and setting expectations . Research nearby locations of interest and trip suggestions . Propose highlights, features, and amenities for listing . Review and edit listing copy, photos, and captions . Implement dynamic pricing strategy to achieve highest potential revenue . Guest Experience Optimization: Thoroughly consider and improve all aspects of guest experience, from arrival to check-out process . Furnishings & Amenities: Provide recommendations for amenities and upgrade s based on market trends and guest feedback to enhance the property's appeal and profitability , improve guest satisfaction, increase cash flow, and boost guest ratings . Consumables: Reorder and adjust supplies as needed, based on price, quality, rate of consumption, and guest experience. Guest Management: Assist with h andl ing day-to-day guest interactions and needs . Marketing: Manage direct booking listings and approvals ; suggest changes to copy & p hotography, periodically analyze reviews, perform search engine optimization and price comparisons , analyze market patterns and trends , and adjust nightly rates. Coordinate with Landlord to address guest concerns promptly and professionally . Repair Coordinatio n R esponsible for handling maintenance concerns and coordinating repairs as soon as they arise. Provide summary of incident and possible hires / quotes to owners. Catch problems proactively. Provide summary and propose solutions to owners. Submit Expense Approval requests to owners for repairs & renovations. Termination The Landlord may terminate this Agreement by providing written notice to the Property Manager within the first 90 days. The Property Manager may terminate this Agreement by providing written notice to the Landlord. Upon termination, the Property Management Company shall provide an account of all funds and property of the Landlord in its possession. Governing Law This Agreement shall be governed by and construed in accordance with the laws of Florida. Entire Agreement This Agreement constitutes the entire agreement between the parties concerning the subject matter hereof and supersedes all prior agreements and understandings, whether oral or written.
