This puddle of water has warped the bottom of the cabinet. The water needs to be removed and the bottom of the cabinet needs to be covered by a sheet of plywood for stability and to avoid the growth of mold. 2-The plumbing under the kitchen sink needs to be removed. There is a !ex pipe underneath that catches debris and holds it. This has caused other parts of the plumbing to retain debris. The !ex pipe should not be used in plumbing and needs to be removed. This is the cause for the smell that the tenant is complaining of. The other pipes have backed up debris as well and will need to be removed and replaced. The plumbing will be done without the use of a !ex pipe. 3-The bathroom vanity has surface mold that is beginning to settle into the particle board of the vanity. This vanity needs to be removed and replaced before the mold grows into the wall and spreads from there. The sink is not attached to the vanity and can be moved and this will cause problems for the plumbing later on causing leaks. The sink can be reused and af"xed to the new vanity to avoid further problems. 4-The bath tub needs to be repainted.
