Regarding the 2094 w 34th place property. I am finding this one to be a struggle. While we have found
tenants consistently even without dedicated parking, we are having consistent utility issues. There are
some unexpected repairs which is normal for obviously flipped properties.
However, we do not have strong water flow. Despite adding an electric water pump, the water main
gives us a trickle. This is caused by the water line starting two houses and an entire street away from
the city main. I’ve said this a few times about this property, I’ve never seen that before.
I have my plumber going to review, and we’re trying to contact Cleveland water on repairs. I will
update when I can. If it cannot be repaired or the city does not offer a solution, I don’t have a way to
keep tenants in place, and it should be sold. If we can resolve this in a timely manner, the property
should be kept.
