Tenant is responsible and liable for all repairs, replacements and damages caused by or required as a result of any acts of neglect of Tenant, Occupants, Invitees, or Guests. If Tenant fails to make a needed repair or replacement, Landlord may do it and add the expenses to the rent. Tenant is responsible for appliance repair. Tenant is responsible for unclogging of drains with the exception of root removal. Tenant may not hire services or repairs to the property without written approval from Landlord, however if tenant does so, payment for services and or repairs will not be reimbursed by landlord. Tenant agrees to not remove or deactivate smoke detectors, and is responsible for replacing batteries as needed. Tenant is responsible for changing furnace FILTERS EVERY 45 DAYS.
