Subject: Profit First System Update for 1432 Sara Ave
Dear Investors,
I am pleased to update you on the Profit First system implementation for 1432 Sara Ave. This property was already rented
upon acquisition, and the transition period was successfully completed when the tenant made their first payment under
the system(10/14/2024). During this time, we conducted an initial visit, and I can confirm that the property is currently
stable. We will monitor tenant payment stability over the next 90 days, the profit first system will be implemented starting
1/14/2025.
We will now proceed with the Profit First system for this property as follows:
1. $850 will be distributed to all investors (to be paid out over 12 months).
2. A Yhome loan will be established to cover current property costs, including upcoming taxes and insurance. This
property will adhere to the same 70/30 structure under the Profit First system, with an update provided in the next quarter.
