13806 Coit Rd, Cleveland, OH Units checked out: Two units (Unoccupied 2 units) Exterior Material Structure and foundation looks decent Some cracks and such Mic of brick and concrete pour and some dirt spots in basement Proper irrigation Drainage is not so good anymore as he downspouts are broken or missing sections and just point right to the foundation leading to high humidity basement and erosion from the water Driveway Asphalt and is deteriorating (large cracks and growth has formed) Sidewalk Concrete slabs Grading It is on a bit of a hill so water does lead to street Exterior structures (decks, balcony, exhaust) Backyard and side slabs are basically gone and cracked all over with growth of plants like vines going through them Front porch is ¼ rotted and has some give for flexing but holds ok Cracked motar and brick work that was coated in paint heavily Peeling paint showing Balcony upstairs is creaky but holding ok, no draining on the upper balcony though Roof & ventilation Old roof, shingles but they seem to be having massive loss of granules and was not safe to get up there to see whole roof Attic had a lot of weak spots and subfloor layed right on top of wiring (wires were not recessed or bored through the joist as they should be which can lead to kinks or crushing of wires leading to electrical hazards Siding Shiplap Breaking and has missing spots as well as what looks like pests trying to get in Bad alignment Fascia is doing rough with pest wear and rotting Found some bullets in the siding Removed and patched Doors Work ok, storm or screen doors missing some stuff Windows They are stiff due to being wood mostly and are painted near shut Some of the windows have broken locks and or broken sash pieces On of the rear entrance stair way has no lock though Interior Doors Many were misaligned Worked ok but with some adjustment General interior Was ok Walls Plaster and drywall mix Ceiling Plaster and or drywall mix Floor laminate Kitchen Gas valves were shutoff GFI was not fully GFI Appliances None Surfaces Laminate counter tops and painted cabinets Plumbing Water meter needs repair Gasket and clamp plate to be operational again Was straight piped before Some cpvc pipes but mostly copper and pex Pex was coated in paint though Some pex fittings were brass which can corrode faster than other fittings Tends to last maybe 10 or so years before deteriorating from oxidation from dissimilar metals and such Water boilers were gas and looked fairly recent No condensate discharge for furnace though Vent exhaust for water boilers was pitched badly, could lead to carbon monoxide build up Bathroom Looked ok, definitely not ideal to have a enclosed shower tub with a random wall like a partition standing alone (would be good as a usable space for shelf or something Toilets were a bit loose Not the best feeling shut off valves for inlets Stiff and a bit rusty Chimney, fireplace, wood stove Disconnected No visible cap vent for chimney from ground level Heating system Type Furnace Missing panels Blower seems pretty free spinning Will need maintenance due to the humidity in the basement and furnace just open paneled Exhaust vent was not sealed to chimney well Electrical Operating, does need an electrician to take a look Were hanging junctions and wires all around the basement Fixed by mounting them up and put in junction boxes Meter In place and operating Subpanel None, just two main panels per unit Breaker panel No major issues except how some wires are set in place Old and what looked to be unused knob and tube that is not looking to be active and is decommissioned Overall Plumbing / fuel system Plumbing has a mix of cpvc , pex and copper The water meter is broken and needs replacement or repair The shut off valves before and after meter are operational Attic, insulation & ventilation Health & safety concerns Basement joists were not properly sistered and blocked between each other Leading to sag and settlement of joists Looked like there were other water leaks and it was painted over to be as a cover but I don’t see enough treatment in place to fix the past issues Pests Groundhog on property Large tree to the left of the building (looks to be on the neighbor side or shared) Has carpenter pests at the base and the tree is a risk for falling and the pest problem So far it looks like they are not fully attacking the building yet but will be a problem in the near future Holes around the building has insect pests (bees, wasps, birds)
