Your invoice is for $32,460. However, three separate local contacts visited the property recently and reported that the work remains incomplete. Based on feedback we have received no buyers are interested because there is another $20,000 of work to get this rent-ready or prepared for sale. I have photos of the exterior paint job submitted to the owners, and based on local estimates, notable pieces of the invoice should have cost less. Considering the labor and all work completed, we can settle at $8,000, payable immediately. Regards, KD On Aug 5, 2025, at 1:26 AM, Earl Co <earlvanze@gmail.com> wrote: Hi Michael, Thanks for your quick reply and willingness to adjust the invoice. I’ll process payment immediately and consider this matter settled and final for 254 Bowmanville. Please note that 13806 Coit is outside the scope of this settlement. I do not have sufficient context, insights, evidence, or authority to negotiate on behalf of the owners of that property. All the best, Earl On Aug 4, 2025, at 11:18 PM, michael gruzmarg <gruzmarg.interiors@gmail.com> wrote: Ok .I'll update it On Tue, Aug 5, 2025, 01:09 Earl Co <earlvanze@gmail.com> wrote: Hi Michael, I believe that considering the amount of additional repairs the buyer was still left to do and how we were only able to net $51k on the sale (on a $105,400 purchase) as a result of the as-is condition of the home upon sale after you had completed your repairs, I believe a clean, immediate, and final payment totaling $5,500 is appropriate for the scope of work that was completed by your team based on the following considerations: 1. Scope and Labor Intensity: The majority of the work completed was cosmetic and non-structural in nature—items like painting, trash removal, light carpentry, and general clean-up. These are generally priced at handyman rates in the Akron market, typically $25–$50/hour, and don’t require licensed trades. Even factoring in generous labor hours and materials, the total value of the work aligns more closely with $4,000– $5,000. 2. Net Sale Proceeds and Market Context: Despite the repairs, we ultimately netted only $51,000 from the sale of the property, which was originally purchased for $105,400. The property was still sold in as-is condition with significant interior rehab left for the buyer. This limits the extent to which the completed work translated into added resale value. 3. Desire for Fairness and Resolution: While I believe a lower amount would be justifiable, I’m offering $5,500 to close this out amicably and promptly—without the need for additional back-and-forth, itemization, or documentation. This reflects good faith and recognition of your team’s efforts while staying aligned with market rates and the actual impact of the work. If you’re willing to revise the invoice to reflect the $5,500 total, I’ll process payment immediately upon receipt. Let me know if you have any questions. I have copied my business partner, KD. After reviewing the scope of work and corresponding costs, we have serious concerns that several items appear significantly above market rates for similar work in the Akron area, and we believe Cal/Yhome should never have approved your initial estimate on behalf of the previous owners. A lot of the work was insufficiently done and more work needs to be completed on the interior which the buyer will handle now that it has sold. You have not provided any further information.
