The roof is severely damaged in one of the bedrooms and inside a closet. The interior is also heavily damaged in these two places. The roof leak might be on the corner of the extension roof where the tarp is hanging. The leak needs to be assessed, and the plywood decking needs to be replaced. Shingles are also missing which needs to be replaced. Additional damages may be found if the work mentioned above is undertaken which will need on-site approval. Furthermore, the ceiling and wall damage must be fixed using lath and plaster as this property is old. The property was built in 1900 so there s a high chance of asbestos lead-based paint being used in the property and might need testing. The gutters all around the house need cleaning and reinforcing. The existing smoke detectors are out of order and will require replacement. SL No 1. 2. Description Roof Repair: - Remove asphalt shingles from the visibly damaged area of approx. 100 sft at different places. - Remove felt paper from that area. - Replace the decking of approx. 30 sqft of the heavily damaged area as necessary. - Inspect the damaged portion of the roof. - Caulk the existing gaps. - Patch holes with sealant. - Repair flashing. - Replace felt paper. - Replace worn-out and damaged shingles. (We will try to match the shingles as best as possible as the old ones are discolored.) Repair interior ceiling and walls: - Cut out the damaged portion of approx. 35 sft. - Install new wood lath. - Caulk the existing holes. - Apply plaster. - Paint.
