‭Description‬ ‭of‬ ‭Property.‬ ‭The‬ ‭leased‬ ‭property‬ ‭consists‬ ‭of‬ ‭that‬ ‭residential‬ ‭dwelling‬ ‭and‬
‭surrounding‬ ‭yard‬ ‭owned‬ ‭by‬ ‭Lessor‬ ‭and‬ ‭located‬ ‭at‬ ‭122‬ ‭florida‬ ‭Park‬ ‭Dr,‬‭Palm‬‭Coast,‬‭FL‬‭32137,‬
‭(the “Premises”), and further described as:‬

‭Lot‬‭11,‬‭Block 22‬‭, FLORIDA‬‭PARK‬‭-SECTION-7 PALM‬‭COAST, a‬
‭subdivision according‬‭to the plat thereof recorded‬‭in Plat Book 6, Pages‬‭18‬
‭through 27, of‬‭the‬‭Public Records of‬‭Flagler County‬‭,‬‭Florida, as‬‭amended by‬
‭2.‬

‭3.‬

‭instrument‬‭recorded‬‭in Official Records Book‬‭35‬‭, page‬‭528‬‭, of the public records of‬
‭Flagler County, Florida‬
‭Term.‬‭The‬‭term‬‭of‬‭this‬‭Lease‬‭shall‬‭commence‬‭as‬‭of‬‭March‬‭1,‬‭2025‬‭and‬‭shall‬‭expire‬‭at‬‭11:59p.m.‬
‭on‬ ‭March‬ ‭1,‬ ‭2027‬ ‭(the‬ ‭“Term”).‬ ‭Lessee‬ ‭shall‬‭have‬‭(1)‬‭additional‬‭one-year‬‭option‬‭to‬‭renew‬‭the‬
‭Lease‬‭until‬‭March,‬‭2028‬‭upon‬‭payment‬‭of‬‭an‬‭additional‬‭$10,000‬‭non-refundable‬‭option‬‭fee‬‭to‬‭be‬
‭applied against the Purchase Price if the option is exercised.‬

‭4.‬

‭Basic‬ ‭Rent.‬ ‭Lessee‬ ‭shall‬‭pay‬‭to‬‭Lessor‬‭as‬‭basic‬‭rent‬‭equal‬‭monthly‬‭installments‬‭of‬‭$2,200‬‭each‬
‭during‬‭the‬‭first‬‭24‬‭months‬‭of‬‭the‬‭Term,‬‭The‬‭first‬‭of‬‭which‬‭shall‬‭be‬‭payable‬‭upon‬‭the‬‭execution‬‭of‬
‭this‬ ‭lease‬ ‭and‬ ‭the‬ ‭remaining‬ ‭monthly‬ ‭installments‬ ‭shall‬ ‭be‬ ‭payable‬ ‭on‬ ‭the‬ ‭1‭s‬t‬ ‭day‬ ‭of‬ ‭each‬
‭successive‬‭month.‬‭The‬‭Lessee‬‭shall‬‭be‬‭responsible‬‭for‬‭all‬‭sales‬‭taxes‬‭or‬‭other‬‭taxes‬‭which‬‭are‬‭or‬
‭may‬ ‭be‬ ‭imposed‬ ‭on‬ ‭rentals.‬ ‭In‬‭addition‬‭to‬‭the‬‭rights‬‭of‬‭the‬‭Lessor‬‭as‬‭set‬‭forth‬‭in‬‭Paragraph‬‭19‬
‭below,‬‭if‬‭any‬‭payment‬‭of‬‭rent‬‭is‬‭more‬‭than‬‭5‬‭days‬‭late,‬‭at‬‭the‬‭time‬‭Lessee‬‭pays‬‭to‬‭Lessor‬‭the‬‭late‬
‭rent,‬‭the‬‭Lessee‬‭agrees‬‭to‬‭pay‬‭$50.00‬‭per‬‭day‬‭as‬‭additional‬‭rent‬‭to‬‭the‬‭Lessor‬‭for‬‭each‬‭day‬‭that‬‭the‬
‭payment is late.‬

‭5.‬

‭Place‬‭of‬‭Payments.‬‭Lessee‬‭shall‬‭make‬‭rent‬‭payments‬‭to‬‭Lessor‬‭at‬‭the‬‭address‬‭for‬‭Lessor‬‭set‬‭forth‬
‭above or at such other place as may be designated by Lessor from time to time.‬

‭Payment‬‭of‬‭Rent.‬‭Lessee‬‭promises‬‭to‬‭pay‬‭to‬‭Lessor‬‭each‬‭and‬‭every‬‭installment‬‭of‬‭rent,‬‭together‬
‭with‬ ‭sales‬ ‭tax‬ ‭and‬ ‭additional‬ ‭rent‬ ‭if‬ ‭applicable,‬ ‭when‬ ‭the‬ ‭same‬ ‭shall‬ ‭become‬ ‭due,‬ ‭the‬ ‭time‬ ‭of‬
‭payment‬‭of‬‭each‬‭rent‬‭installment‬‭being‬‭made‬‭the‬‭essence‬‭of‬‭this‬‭Agreement.‬‭All‬‭rentals‬‭provided‬
‭for‬‭in‬‭this‬‭Agreement‬‭shall‬‭be‬‭payable‬‭without‬‭notice‬‭or‬‭demand,‬‭unless‬‭specifically‬‭provided‬‭to‬
‭the contrary in this Agreement.‬

‭Net‬ ‭Rent.‬ ‭It‬ ‭is‬ ‭the‬ ‭intention‬ ‭of‬ ‭Lessor‬ ‭and‬ ‭Lessee‬ ‭that‬ ‭the‬ ‭rent‬‭herein‬‭specified‬‭shall‬‭be‬‭net‬‭to‬
‭Lessor‬‭throughout‬‭the‬‭term‬‭of‬‭this‬‭Agreement,‬‭except‬‭as‬‭may‬‭be‬‭otherwise‬‭specifically‬‭provided‬
‭in‬ ‭this‬ ‭Agreement.‬ ‭All‬ ‭taxes,‬ ‭charges,‬ ‭costs‬ ‭and‬ ‭expenses‬ ‭which‬ ‭Lessee‬ ‭is‬ ‭required‬ ‭to‬ ‭pay‬
‭hereunder,‬‭together‬‭with‬‭all‬‭interest‬‭and‬‭penalties‬‭that‬‭may‬‭accrue‬‭thereon‬‭in‬‭the‬‭event‬‭of‬‭Lessee's‬
‭failure‬ ‭to‬ ‭pay‬ ‭such‬ ‭amounts,‬ ‭and‬ ‭all‬ ‭damages,‬ ‭costs‬ ‭and‬ ‭expenses‬ ‭which‬ ‭Lessor‬ ‭may‬ ‭incur‬ ‭by‬
‭reason‬ ‭of‬ ‭any‬ ‭default‬ ‭of‬ ‭Lessee‬ ‭or‬ ‭failure‬ ‭on‬ ‭Lessee's‬ ‭part‬ ‭to‬ ‭comply‬ ‭with‬ ‭the‬ ‭terms‬ ‭of‬ ‭this‬

‭Agreement,‬ ‭shall‬ ‭be‬ ‭deemed‬ ‭to‬ ‭be‬ ‭additional‬ ‭rent‬ ‭and,‬ ‭in‬ ‭the‬ ‭event‬ ‭of‬ ‭nonpayment‬ ‭by‬‭Lessee,‬
‭Lessor‬ ‭shall‬ ‭have‬ ‭all‬ ‭the‬ ‭rights‬ ‭and‬ ‭remedies‬ ‭with‬ ‭respect‬ ‭thereto‬ ‭as‬ ‭Lessor‬ ‭has‬ ‭for‬ ‭the‬
‭nonpayment of the basic rent.‬

‭9.‬

‭Taxes and Insurance.‬‭During the term of this Agreement, Lessor shall pay:‬
‭(a)‬

‭All‬‭ad‬‭valorem‬‭real‬‭property‬‭taxes‬‭or‬‭special‬‭assessments‬‭properly‬‭assessed‬‭against‬‭the‬
‭Premises.‬ ‭Any‬ ‭taxes‬ ‭due‬ ‭on‬ ‭Lessee’s‬ ‭personal‬ ‭property‬ ‭shall‬ ‭be‬ ‭the‬ ‭sole‬ ‭obligation‬ ‭of‬
‭Lessee; and‬

‭(b)‬

‭The‬ ‭cost‬ ‭of‬ ‭insurance‬ ‭in‬ ‭such‬ ‭coverage‬‭amounts‬‭as‬‭Lessor‬‭may‬‭reasonably‬‭determine,‬
‭with‬ ‭casualty‬ ‭insurance‬ ‭coverage‬ ‭insuring‬ ‭the‬ ‭Lessor‬ ‭against‬ ‭loss‬ ‭or‬‭damage‬‭by‬‭fire‬‭or‬
‭other‬ ‭hazards‬ ‭included‬ ‭within‬ ‭the‬ ‭term‬ ‭“extended‬ ‭coverage,”‬ ‭on‬ ‭a‬‭replacement‬‭basis‬‭at‬
‭full‬ ‭insurable‬ ‭value‬ ‭of‬ ‭all‬ ‭improvements‬ ‭constructed‬ ‭on‬ ‭the‬ ‭Premises.‬ ‭Lessee‬ ‭shall‬ ‭be‬
‭responsible for insuring Lessee’s personal property.‬

‭Payment of Association Fees.‬‭N/A.‬

‭10.‬

‭Repairs‬ ‭and‬ ‭Maintenance.‬ ‭Throughout‬ ‭the‬ ‭term‬ ‭of‬ ‭this‬ ‭Agreement,‬ ‭Lessee,‬ ‭at‬ ‭Lessee's‬ ‭sole‬
‭expense,‬ ‭shall‬‭maintain‬‭the‬‭grounds,‬‭lawn,‬‭trees‬‭and‬‭shrubs‬‭in‬‭a‬‭neat‬‭and‬‭healthy‬‭condition,‬‭and‬
‭free‬ ‭of‬ ‭refuse‬‭and‬‭debris;‬‭maintain‬‭all‬‭appliances,‬‭mechanical‬‭items,‬‭heating,‬‭cooling,‬‭electrical,‬
‭plumbing,‬ ‭water,‬ ‭sewer,‬ ‭and‬ ‭mechanical‬ ‭systems‬ ‭machinery‬ ‭in‬ ‭good‬ ‭working‬ ‭order‬ ‭good‬ ‭and‬
‭repair;‬‭and‬‭maintain‬‭the‬‭roof,‬‭windows,‬‭doors,‬‭and‬‭all‬‭remaining‬‭exterior‬‭and‬‭interior‬‭portions‬‭of‬
‭the‬ ‭Premises‬ ‭in‬ ‭good‬ ‭working‬ ‭order‬ ‭and‬ ‭repair.‬ ‭Lessor‬ ‭shall‬ ‭have‬ ‭no‬ ‭obligation‬ ‭to‬ ‭repair‬ ‭or‬
‭replace anything during the term of this Agreement.‬

‭11.‬

‭Use‬‭of‬‭Premises.‬‭Lessee‬‭shall‬‭not‬‭use‬‭or‬‭permit‬‭the‬‭Premises‬‭to‬‭be‬‭used‬‭for‬‭any‬‭illegal,‬‭immoral‬
‭or‬‭improper‬‭purposes‬‭or‬‭permit‬‭any‬‭waste,‬‭nuisance,‬‭disturbance,‬‭noise‬‭or‬‭annoyance‬‭whatsoever‬
‭detrimental‬ ‭to‬ ‭the‬ ‭Premises‬ ‭or‬ ‭to‬ ‭adjoining‬ ‭condominium‬ ‭units‬‭or‬‭their‬‭occupants.‬‭Lessee‬‭shall‬
‭comply‬ ‭with‬ ‭all‬ ‭requirements‬ ‭of‬ ‭law‬ ‭and‬ ‭with‬ ‭all‬ ‭ordinances,‬ ‭regulations‬ ‭and‬ ‭orders‬ ‭of‬
‭governmental‬ ‭authority.‬ ‭The‬ ‭Premises‬ ‭shall‬ ‭be‬ ‭occupied‬ ‭by‬ ‭Lessee‬ ‭and‬ ‭her‬ ‭immediate‬ ‭family.‬
‭Without‬‭the‬‭prior‬‭written‬‭consent‬‭of‬‭Lessor,‬‭additional‬‭persons‬‭may‬‭occupy‬‭the‬‭Premises‬‭only‬‭as‬
‭invitees‬ ‭and‬ ‭for‬ ‭a‬ ‭period‬ ‭of‬ ‭time‬ ‭not‬ ‭to‬ ‭extend‬ ‭beyond‬ ‭10‬ ‭days.‬ ‭Except‬ ‭as‬ ‭required‬ ‭by‬ ‭law,‬
‭without‬ ‭the‬ ‭prior‬ ‭written‬ ‭consent‬ ‭of‬ ‭Lessor,‬ ‭Lessee‬ ‭shall‬ ‭not‬ ‭have‬ ‭any‬ ‭pet‬ ‭or‬ ‭animal‬ ‭on‬ ‭the‬
‭Premises.‬

‭12.‬

‭Acceptance‬ ‭of‬ ‭Premises.‬ ‭Lessee's‬‭occupancy‬‭of‬‭the‬‭Premises‬‭shall‬‭constitute‬‭acceptance‬‭of‬‭the‬
‭Premises‬‭in‬‭“as‬‭is”‬‭condition,‬‭and‬‭a‬‭confirmation‬‭to‬‭the‬‭Lessor‬‭that‬‭the‬‭Premises‬‭are‬‭in‬‭good‬‭and‬
‭satisfactory‬‭condition‬‭and‬‭acceptable‬‭to‬‭Lessee.‬‭Lessee‬‭shall‬‭thereby‬‭release‬‭Lessor‬‭from‬‭any‬‭and‬
‭all‬‭claims‬‭arising‬‭from‬‭any‬‭defect‬‭in‬‭the‬‭condition‬‭of‬‭the‬‭said‬‭Premises‬‭or‬‭the‬‭property‬‭of‬‭Lessor‬
‭of‬ ‭which‬ ‭said‬ ‭Premises‬ ‭are‬ ‭a‬ ‭part,‬ ‭or‬ ‭the‬ ‭equipment,‬ ‭fixtures‬ ‭or‬ ‭appliances‬ ‭in‬ ‭or‬ ‭serving‬ ‭said‬
‭Premises and the property of which they are a part.‬

‭13.‬

‭Utilities.‬‭Lessee‬‭shall‬‭pay‬‭for‬‭any‬‭and‬‭all‬‭utility‬‭services‬‭desired‬‭by‬‭Lessee‬‭for‬‭the‬‭Premises,‬‭and‬
‭shall‬ ‭indemnify‬ ‭and‬ ‭hold‬ ‭Lessor‬ ‭harmless‬ ‭with‬ ‭regard‬ ‭to‬ ‭the‬ ‭same.‬ ‭Lessor‬ ‭shall‬ ‭not‬ ‭be‬
‭responsible or liable for any interruption or failure of any utility service.‬

‭Right‬ ‭of‬ ‭Entry;‬ ‭Safeguarding.‬ ‭Lessor‬ ‭and‬ ‭its‬ ‭representatives‬ ‭may‬ ‭enter‬ ‭the‬ ‭Premises‬ ‭at‬ ‭any‬
